I have been doing this since 2005.
I started in mortgage lending in 2005 and have helped close more than 1,500 loans since then. That number matters less than what it taught me: most loans have one or two details that decide whether they close on time, and those details are usually visible early if someone is paying attention.
I am based in Austin and I work in the Central Texas market every day. I know how contracts here are written, how fast timelines move, and what tends to slow a file down once it reaches underwriting.
I work with first time buyers, experienced homeowners, real estate investors, self employed borrowers, and people whose files are complicated enough that they have already been told no somewhere else. Some of those situations have a solution and some do not. I will tell you which one you are in.
My view is simple. Borrowers deserve direct answers, and they should understand the tradeoffs before they choose a loan. That means explaining what a program actually requires, what it costs, and where the risk sits, instead of handing over a rate and hoping nobody asks questions.
I work closely with real estate agents, and I take preparation, communication, and on time closings seriously. If an agent sends me a client, my job is to make that agent look good by being honest early and staying in touch through the close.
